When do you want to move? We recommend beginning your search around 6-8 weeks prior to your ideal move date.

The local property market moves very quickly. If you find the perfect property, put forward your offer as soon as possible.

MOVING IN

Provided that all payments, documents and references are in order, your keys will be available for collection on the start date of the tenancy.  Usually you will meet at our office to complete all the documentation including the Assured Shorthold Tenancy agreement and to pay any outstanding monies including your security deposit which will be held and secured by the Tenancy Deposit Scheme.

We will then meet you shortly afterwards at the property to go through the inventory (if the Landlord has one) and to make sure that everything works and there are no problems.

Although we do inform all the utility providers that you have moved into the property, it is advisable for you to contact them directly to ensure that all accounts are transferred into your name as quickly as possible.

OFFER ACCEPTED

Upon acceptance of your offer, you will be required to read through our terms and conditions.  These terms and conditions are also published on our website and can be viewed at anytime.  Our property consultants will be pleased to answer any questions you may have.  After you have finished reading the document you will be asked to sign them to confirm your agreement (a copy will also be provided to take away for future reference) and the next step is to pay a reservation fee to secure the property.

You will also be given referencing forms to complete.  You can do this in the comfort of our customer room or alternatively they can be taken away and completed.  Once returned they will be sent to an external Tenant referencing agency who will carry out reference checks on our behalf (there is a small fee for this service).  You will also be issued with details of your initial payment. This will include:

  • First months rent (less the holding deposit previously paid)
  • Security deposit – equivalent to a month and a half’s rent
  • Future payments for monthly rent are taken by standing order in advance so please have your bank account details available to complete the standing order mandate form which you will then be required to take into your bank who will set up the standing order on your behalf. Alternatively if you have access to internet banking many banks allow standing orders to be set up online.

This is an exciting yet sometimes stressful time for all involved. Be aware of the feelings of all those involved in the transaction and try and react logically and calmly to the ups and downs of the transaction.
