Selling

Having decided to move, selling your current home is probably the most important part of the process, and establishing the right selling price is essential. Setting the price too high may mean little interest from potential buyers and setting it too low means that you may receive less than you could have achieved.

Marketing

When you ask Greenaway Residential Estate Agents for advice, we carry out a market appraisal of your property and will discuss with you other factors which are equally important:

  • What is important to you?
  • How quickly do you need to move?
  • What price do you need to achieve to go ahead with the move?
  • What will be included in the property sale?

Once we have agreed the price with you, we will then work out a plan to market your home in the most effective way to the widest audience of interested buyers in order to achieve the best price in the most reasonable amount of time.

For that reason, we will encourage as many people as possible to view your home, providing that we are satisfied they are genuine buyers. We will make all the necessary arrangements at convenient times for you. Every offer we receive will be passed on to you as soon as possible, fully discussed with you and any negotiations made on your behalf.

Sales Progression

Once you have accepted an offer, we will then endeavour to make sure that everything proceeds as smoothly as possible.  By communicating regularly with both solicitors involved (helping you find one if you wish), the mortgage lenders and other parties that may be involved in the chain and most importantly keeping you informed of the progress.

Statistically for every three sales that are agreed, two will get to exchange contracts.  Sales progression is one of the most important stages of the whole moving process but can often be overlooked by many people.  Getting you though this process, quickly and efficiently is key to reducing the chances of the sale falling through.  It is often where people will really value a good estate agent and what they do behind the scenes.
