Whether it is your first home or your 5th, it is just as important to plan out the process and make sure you are happy with the decisions before making them.

Your house is more than just a financial investment; it is where you sleep, eat, spend time with friends and family, it is where your life happens, it becomes your home. There is no point buying a house purely because you think it will net a big short-term financial return, you need to consider that you will most likely be living in this house for several years. Consider that things might change within your life in the next few years too, for example, your family might expand, in which case you will need more space in your home.

Plan a Budget and Stick to it

Before you even start looking at homes, you should have a budget in mind. Once you have decided on the budget make sure you stick to it. Consider aspects such as how much the mortgage will cost, the bills and the money you will have to spend once all your payments have gone out. The most common culprit for going over your budget is normally down to the location of your home. Even though there is nothing inherently wrong with that, you do need to consider schools, commute and safety, it is important to be realistic about your local market and yourself. Sometimes you do need to compromise, whether it be less square footage or a different neighbourhood.


Focus on What is Important 

You need to remember that this house is possibly going to be the future for you, it is where you are going to spend a lot of your time and possibly grow as a family. It can be very easy to get distracted by shiny, up to date features when looking round houses, but this can break your budget. Make sure you focus on what is important, make a list of your basic needs, for both your desired home and location. If you stick to finding a home that meets your needs you are more likely to stay within your budget, and then if you have any money left over that is when you can consider the extra things for your home. 


Shop Around For The Best Mortgage

Even though buying a house can be the biggest purchase some people will ever make, they still don’t shop around to find the right deal. Getting the right mortgage deal can save you £100s each month, however, a lot of people aren’t sure what they need to consider. There are many websites available that take you through a step by step process of choosing a mortgage but essentially, once you know what type of mortgage you need, it is a case of doing your research. 


Be Prepared to Walk Away 

Buying a house can be extremely time-consuming and stressful, but ultimately it is rewarding. It is important to know how to manage your expectations as you can get a knock back if you cannot afford the home with the features you need. Another reason you might have to walk away is if the seller doesn’t accept your offer, most sellers will have a specific price range in mind, so if you don’t fit into that then you will need to look elsewhere. Remember, finding and buying the perfect house is a long game, so it is not a tragedy to miss out on one particular house.
