Once you have viewed a property and terms have been agreed, you (and any other adults over 18) will be asked to complete referencing forms. This will allow the team at Greenaway Residential Estate Agents to review the information you fill out to make sure there are no obvious issues before we take the holding fee.
Once your completed referencing form has been reviewed you will be asked to review and sign our terms and conditions, at which point we will take a reservation fee equivalent to one week’s rent. This reservation fee is NON-REFUNDABLE should you not proceed with the rental. This fee will be refunded against your first months rent which you will be required to pay prior to moving into the property, along with the security deposit which is equivalent to five weeks rent.
From 1st June 2019 it is prohibited for us to charge a tenant any fees, except for the following that will apply:
Loss of key(s) £30 per hour plus £0.40 per mile inclusive of VAT should they replacement key need to be driven to the property,
Late rent letters £12 (per letter) including VAT. Only applies to the 14, 21 & 28 day letters (but not the first 7 day letter).
Late rent Interest charged for late rent will be 3% above Bank of England base rate.
To change the tenancy agreement when requested by a tenant £50.00 including VAT e.g. should there be a change of a tenant mid-way through the agreement.
Should the tenancy agreement be terminated early by the tenant (by mutual agreement between the Landlord and the Tenant), the tenant will pay the associated costs. These may vary depending on the circumstances, please ask for more clarification.
